Building your dream house can be an exciting process. At
Stewart & Conti Development Company, we have the experience
and commitment to help you in completing one of the most
rewarding experiences of your life. We have outlined the
basic steps in the process to assist you in beginning your
journey to home ownership.
RESERVING YOUR LOT:
After having chosen the floor plan that best suits
your needs and taste, the specific location for your new
home is your next decision. Site agents are available to
assist you in making this important choice with detailed
information about available lots. Once you have made your
selection, you will complete a deposit form and provide
a fully refundable deposit which will hold your lot for
up to ten days. Additionally, you will complete a buyer’s
financial disclosure which demonstrates that you are able
to purchase the home you have selected. We will work concurrently
to enter into an Agreement of Sale. If the buyer and seller
have not executed an Agreement of Sale within ten days,
the seller reserves the right to return the buyer’s
deposit and make the lot available to other interested
parties.
SELECTING YOUR OPTIONS:
During the reservation period, you may select specific
options from the option list provided to you. These choices
will enable you to create the interior and exterior finishes
that appeal to you in order to make a house your home.
THE MORTGAGE APPLICATION:
If you have not previously done so, you will need to
meet with a mortgage broker to issue a pre approval for
your loan. There are many types of mortgages available
today. Be sure to utilize a qualified lender who can outline
the advantages of each program in order to select the one
that is best for you.
THE AGREEMENT OF SALE:
The Agreement of Sale is the formal document that finalizes
the purchase of your new home. At signing, the buyer must
provide a ten percent (10%) down payment on the base price
of the home. In addition, one hundred percent (100%) of
the cost of any options selected must be paid to the seller.
If your financial situation so dictates, other arrangements
for the deposit may be made. Please contact your site agent
for further information.
THE DAY OF SETTLEMENT:
A walk-through of your completed new home will be scheduled
on the day of settlement. A fully qualified representative
of Stewart and Conti Development Company will accompany
you during the walk-through to answer any questions you
may have. Due to the dangers associated with an active
construction site, the buyer is not permitted to enter
the house prior to the scheduled walk-through.
